Banks pay from 7% to 8.5% interest on their savings accounts. They lend out at a minimum of a 5% spread and can only lend out a certain percentage of their deposits. Each Bank must maintain reserves in the event that their depositors want to withdraw their money. Borrowing from a Bank in Belize, you can expect to pay somewhere between 12% and 27%, depending on the purpose of the loan and the collateral. Additionally the interest rate is calculated on the initial loan amount, rather than the declining principle balance, making borrowing here extremely expensive.
During the course of the contract there are no extra charges. You pay the down payment, enter into the land contract and commence monthly payments. At the time that you have the land paid in full, you will pay the Government of Belize a conveyance transfer tax of 5% of the purchase price of the land, with the first $10,000. Being exempt. Many Attorneys are available here to help you with your purchase, they generally charge 2% of the purchase price of the land. The Country of Belize recently went through a simplification of the land recording and ownership process in portions of the Country. These are referred to as “registered areas”.
